The beauty of this loan is the interest start rate can be below 2%, is guaranteed up to 5 years and the increases are no more than 7.5% of the original payment. Take a $ 300,000 loan with a start rate of 1.95%. The first year monthly payment is $ 1101 – P.I. The second year the monthly payment increases $ 83 making the payment $ 1184, tertiary year by $ 89 making it $ 1273 and so on to the fifth year. But should financial concerns ease during the months and the buyer wishes to increase payments to the loan, they can choose from the other three options listed above. The same is true in the turned. If the borrower needs more cash and they have the Pick-A-Payment Loan, they can choose the minimum payment. Why stress each month to make that payment or be forced to refinance three times in a year? Pick your payment!

Question by newmoon: How does a home equity loan work?
I need to know all the details and if it is a good choice. I have payed off my vehicle and credit cards and have none, but I have alot of student loan debt. Our dilema are the student loans. And paying them. I have heard about home equity loans and heard about being tax deductible. How do they work? Do they look bad on your credit? How much can you borrow ? Does it add to the years to pay off your house? We only have eleven years left to pay as it is flop today. Just wondering what is a good option. I levelled thought that after I graduate and am working that my pay checks tin go all to my student loans. I am just looking for some good ideas without having to stress out about debt and bills and such. We are trying to pay our bills off and so far have done good. But those student loans are looming in the background.

a home equity loan is a loan tha you can borrow from. its just like a second mortgage. yes it will add to how much long you will own you home. you can borrow the difference in how much left you have to pay on your home and what you already paid. shot me an email if you would wish me to help you get this loan. depending on what state you live in.

Need cash..I’m not sure if I get a Home Equity loan or refinance..I have a 5/2 ARM with 4.37 APR. 2 years left before the rate is adjusted. The value of the accommodated gone up to 60K. Can you advise?

do a refinance and get out of that ARM, you will still get some cash depending how you credit is but be carefull pulling equity on your home you could end up, upside down real quick.

Currently I had equity loan from Well Fargo bank with rate 8.75%. Can I apply for replace that with different bank for better rate?

Sure you can – but observe 1st to make sure that you will not have a prepayment penalty on the Wells Fargo loan. Many equity loans have a prepayment period of up to 36 months. That penalty amount would take away from your savings on interest from a lower interest rate. If you do have a penalty, then renegotiate the loan you have with Wells Fargo.
